Mold and mildew growth inside the rubber door boot and around the drum's front seal is one of the most common service calls we get on front-loaders, and it's almost always worse in homes that keep the laundry room door closed and unventilated, which is common in interior laundry closets found throughout newer subdivisions. Left unaddressed, that moisture buildup leads to gasket deterioration, odor complaints, and eventually water leaks at the door seal, and by the time a customer notices a musty smell, the mold growth is usually already well established in the folds of the boot where it's hardest to clean.
We also see a distinct pattern in older homes with original 1980s and 1990s plumbing, where inconsistent water pressure and older supply line fittings contribute to inlet valve problems and, less commonly, drain pump strain when older drain plumbing wasn't sized for modern high-efficiency machine cycles. In some of these older homes we also find galvanized supply lines shedding sediment directly into the machine's inlet screens, which is a slightly different problem from mineral scale but produces a similar symptom of restricted or inconsistent fill.
We also see suspension spring and shock absorber wear at a higher rate in homes built on Austin's notoriously expansive clay soil, where gradual foundation settling can leave a washer sitting slightly out of level even when it was installed correctly. These small adjustments meaningfully extend the interval between service calls, and customers who adopt them consistently tend to go years longer between gasket and valve issues than those who don't.
For machines installed on upper floors of townhomes and multi-story homes, which is increasingly common in dense in-town development, we pay particular attention to vibration and load-balance behavior, since a washer that's slightly unlevel or unbalanced is far more noticeable, and far more likely to generate a noise complaint, two floors above a living space than it would be in a ground-floor utility room or garage.
